NO, you can start right away without one
Brokering any type of investment property loan. They go by lots of names and are slightly different but that includes DSCR (non-qm), private money, commercial, construction and hard money. There is no category uncovered.
There’s too much to cover it all in this area, but to summarize you will have every resource needed include: 1. Modulated (at your own pace) trainings 2. Frequently updated wholesale lender lists (this is the gold no one else will share with you) 3. A mastermind group you can access online with weekly meetings to go over the little details that can trip you up on loans 4. Weekly Q&As with wholesale lenders so you understand their guidelines 5. 1-on-1 zoom or phone mentorship 6. The exact steps to get your first clients along with proven marketing materials 7. The goal is to give you every resource needed to start your own brokerage so you keep all of the money on the loans you close. While we have some options to broker through us, that’s not the focus. We want to help you become financially independent fast and having your own brokerage is the best way to do that.
If you follow our process, you should be able to recoup your investment in the mentorship & mastermind program within 90 days and immediately become profitable in the next 30-60 days. The average broker brings home over $200K per year, but it will likely take a full year to get to that income level. Many people start this business while doing their other job / business. You can certainly do that too. (Hungry brokers often make $50-100K per month although that does take grit to achieve.)
The industry is exploding right now. In 2023 27% of homes were bought by investors, most of which needed loans you could provide to make $5-10K on average per deal. Industry experts expect it to grow by 19% in 2024 and outpace all other brokering and lending businesses in growth by 2030. Competition is low and compensation is high. This is an opportunity of a lifetime you won’t regret getting into if you’re motivated by money or a flexible lifestyle friendly business you can do anywhere.
Be sure to read the comment above. But if you’re a residential loan officer or real estate broker right now, you’re missing out. On average, your clients only need a new home or loan every 7 years. In this field, most investors do this frequently and become repeat clients quickly, sometimes within weeks of closing your first deal with them. You’ll build a strong book of business faster with less customers needed. If you’re in business lending, you’re a dime a dozen and your clients don’t need repeat loans nearly as often as investors do. It’s a lot easier to standout from the pack in this industry and carve your own niche. (We show you how to do that.)
It’s best if you have a flexible daytime schedule and not stuck in a job where you can’t work on this business. You’ll need to first learn about private money lending then start to implement our networking and marketing process. It’s ideal if you have a minimum of 10 dedicated hours per week but more is even better.
What’s amazing about this business is the overhead is extremely low. Most people can operate a business with everything they need for less than $500/month. The investment in our program will depend upon what you need. We have different options available but do be prepared to invest a few thousand dollars on that.
